Credit Score

  • Tiered Credit Score.
  • 580 experian score minimum for most properties.
  • Lower scores may require a higher deposit or a cosigner.

Income

  • Verifiable NET income must be MINIMUM 2.5 times rent or greater.
  • Security Deposit alternative available for most properties.

Application

An incomplete application will result in an increased processing time (Paper applications as well). (i.e. locked credit, incorrect Social Security Number, proof of income not provided, etc)

Animal Policy

$200 non-refundable placement fee per animal and an additional animal fee of $20/mo. per animal pet rent (NO Pitbull or mixes, Doberman, Chow, Rottweiler or German Shepherd) Vet records must be given.

Background Check

Criminal and Civil History: No evictions or rental debt in the last 2 yrs. No violent, sexual, or drug mfg./dist. felony convictions- denied at all times. No FELONIES within last 5 years.

Terms

Applicants can be denied due to credit, criminal or civil history, income requirements, and prior landlord reference. Application is transferable to another property.
